What actually drives the number

Three things, and states disagree on all three. The first is what counts as the taxable amount: some tax the rent alone, some add the security deposit in full, and Maharashtra adds notional interest on the refundable deposit instead. The second is the rate, which runs from a quarter of a percent to two percent on short residential agreements. The third is whether a cap or a floor applies, which is why a very large Bengaluru deposit and a modest one can produce the same duty.

Registration is a separate charge and a separate decision. In most states it becomes compulsory once the term reaches twelve months, which is the whole reason the eleven-month agreement became the national habit. Maharashtra is the exception and expects registration whatever the term. The calculator adds a registration fee only where it applies to the term you entered.

Why the figures elsewhere contradict each other

Look up the duty on a Bengaluru rent agreement and you will find four different answers published in the same year, all of them confident. Most of those pages copy each other rather than the Act. Every state page here names the Act and the article the duty is charged under, links to the government portal, and shows the date the rate was last checked. Where a rate has not been confirmed against a primary source, the page says so instead of guessing.

Common questions

Why does the same rent attract different duty in different states?
Stamp duty is a state subject. Each state writes its own schedule, sets its own rate, and decides whether the security deposit forms part of the taxable amount. An identical flat at an identical rent can cost several times more to stamp in one state than another.
Is the security deposit part of the stamp duty calculation?
It depends where you are. Some states add the deposit in full, some ignore it, and Maharashtra adds notional interest on the refundable portion instead of the deposit itself. The calculator applies whichever rule the state you pick actually uses.
Why are rent agreements almost always eleven months?
Section 17 of the Registration Act, 1908 requires leases of a year or more to be registered. Eleven months keeps the agreement below that threshold. Maharashtra is the exception, requiring registration whatever the term.
What happens if I pay less stamp duty than I should?
A court can refuse to admit the agreement as evidence until the shortfall and a penalty are paid. On a short residential agreement the duty is usually small, so paying it correctly is inexpensive protection.
Can I still use physical stamp paper?
Not in most states. Electronic stamping has replaced physical paper across the major rental markets, and the agreement is executed on an e-stamp certificate carrying a unique identification number.
