Residential and commercial are charged differently
Telangana separates the two clearly. A home attracts the residential rate; a shop, an office, a clinic or a warehouse attracts a higher one. Switching the property use above changes the calculation accordingly.
This matters in Hyderabad more than it might elsewhere because so much of the stock in Madhapur, Gachibowli and the wider HITEC City belt is mixed use, and small businesses frequently rent what is nominally a residential unit. The use stated in the agreement is what the duty follows, and stating it inaccurately to save a few hundred rupees leaves a defect in a document you may later need.
Notarised, registered, and the difference between them
Hyderabad has a strong habit of notarised eleven-month agreements, and for most tenancies that is adequate. It is worth understanding exactly what you have.
A notary confirms that the people who signed are who they say they are. It creates no public record of the tenancy and gives the document no additional standing as evidence of possession. Registration records the tenancy with the state and is what a court leans on when the term, the rent or the date of possession is disputed. It becomes compulsory once the term reaches twelve months.
Where the deposit is large — and Hyderabad deposits, while smaller than Bengaluru's, are not trivial — the cost of registering is small next to what is at stake.
Paying in Telangana
Duty is paid through the Registration and Stamps Department, online or through an authorised vendor, before the agreement is signed. Sub-registrar offices across Hyderabad, Secunderabad, Ranga Reddy and Medchal handle registration where it applies.
Keep the certificate number with your copy of the agreement. It is the quickest way to show the document was properly stamped if it is ever questioned.
What Hyderabad deposits do to the bill
Deposits here sit in a middle band. They are nothing like Bengaluru's eight to ten months, but they are heavier than Delhi's two or three, and in the IT corridor a landlord asking four to six months is unremarkable. Since Telangana works off the rent for the term rather than the deposit, that has less effect on the duty than tenants expect — which is good news when you are already handing over several lakh.
Where the deposit does matter is in deciding whether to register. A four-month deposit on a forty thousand rupee flat is a sum worth having a registered document behind, and the registration fee is small against it. Tenants frequently skip that step to save a morning and then discover, when the deposit is not returned, that a notarised sheet of paper is a weaker position than they assumed.
Before you sign in Hyderabad
- Check the meter readings and record them in the agreement, particularly in older Secunderabad stock.
- State the property use accurately — the duty follows it, and so does your position if the landlord later objects to a home office.
- Get the deposit refund window written in, with a number of days rather than "on vacating".
- Keep the e-stamp certificate number with your copy. It is what proves the document was stamped.
Stamp duty city by city in Telangana
The rate is set by the state, so it does not change from one city to the next. What changes is local practice — deposit sizes, whether people register, and which office has jurisdiction. Jump to Hyderabad, Secunderabad, Warangal and Karimnagar.
Hyderabad
Most of the state's rental activity sits here, concentrated in the Madhapur, Gachibowli, Kondapur and HITEC City belt. Deposits of four to six months are unremarkable in the IT corridor and lighter in the older city. Since Telangana works off the rent for the term rather than the deposit, a heavy deposit affects the duty far less than tenants expect. The residential and commercial distinction matters more here than elsewhere, because so much corridor stock is used for small offices.
Secunderabad
Older housing stock, lower rents and lighter deposits than the IT corridor, on the same state schedule. Independent houses and portions are common, so meter readings and shared water arrangements are worth recording in the agreement — the duty is unaffected but the disputes are not.
Warangal and Karimnagar
District rents keep the duty at or near the minimum in most cases. Eleven-month notarised agreements are the norm, and registration is rare outside larger commercial lettings.
