How Haryana calculates stamp duty on rent agreements

In Haryana (including Gurugram and Faridabad), stamp duty on lease agreements is charged at 2% of the average annual rent (12 months). Security deposits are not included in the taxable base. For an 11-month agreement, registration is optional, and the agreement is executed on e-stamp paper purchased through authorized vendors or the Jamabandi portal.

Registration in Gurugram and Faridabad

For agreements of 12 months or more, registration at the local Sub-Registrar office is compulsory with a fixed registration fee of ₹1,500. Because high deposits and rents are standard in Gurugram cyber city corridors, many landlords and corporate tenants choose to register for full legal enforceability.

Stamp duty city by city in Haryana

The rate is set by the state, so it does not change from one city to the next. What changes is local practice — deposit sizes, whether people register, and which office has jurisdiction. Jump to Gurugram (Gurgaon), Faridabad, Panipat, Karnal and Ambala.

Gurugram (Gurgaon)

Cyber City, Golf Course Road and Sohna Road command high rents and deposits. Stamp duty is calculated at 2% of the annual rent (rent × 12), without adding the deposit. E-stamps are generated through authorized banks and vendors.

Faridabad

Follows the same 2% annual rent schedule as Gurugram. 11-month agreements are standard for residential rentals and keep registration optional.

Panipat, Karnal and Ambala

North Haryana districts follow the statewide 2% rate, with agreements typically executed on e-stamp paper from local court complexes and e-Disha centres.
