The flat stamp duty system in Uttar Pradesh
Uttar Pradesh has simplified stamp duty for residential rent agreements. For agreements up to 11 months, stamp duty is a flat ₹100 (₹200 for commercial). For leases between 12 months and 5 years, the duty is a flat ₹500. This makes short and medium-term rentals across Noida, Greater Noida, and Ghaziabad remarkably cost-effective compared to neighbouring Delhi and Haryana.
Registration under the UP Model Tenancy Act
Under the UP Model Tenancy framework adopted in 2021, rent agreements of 12 months or more must be registered with the Rent Authority. The registration fee is a modest ₹150. Online registration and e-stamp verification are integrated on the IGRSUP portal (igrsup.gov.in).
Stamp duty city by city in Uttar Pradesh
The rate is set by the state, so it does not change from one city to the next. What changes is local practice — deposit sizes, whether people register, and which office has jurisdiction. Jump to Noida and Greater Noida, Ghaziabad, Lucknow and Kanpur.
Noida and Greater Noida
Noida is part of the NCR but follows Uttar Pradesh stamp rules, not Delhi. An 11-month residential agreement requires just a flat ₹100 e-stamp certificate. High-rise apartment societies across Expressway, Sectors 74-79 and Greater Noida West routinely accept 11-month e-stamped agreements with police verification.
Ghaziabad
Indirapuram, Vaishali and Crossings Republik follow the same UP schedule. Short 11-month agreements need only ₹100 stamp duty, making them very affordable for tenants and landlords.
Lucknow and Kanpur
In Lucknow (Gomti Nagar, Hazratganj) and Kanpur, residential agreements are executed under the UP Model Tenancy rules on ₹100 e-stamp paper through local authorized vendors or the IGRSUP portal.
