How Karnataka Calculates 0.5% Stamp Duty (with ₹500 Cap)
Under Article 30 of the Karnataka Stamp Act, 1957, stamp duty on a lease or rental agreement for a term of up to one year (typically executed for 11 months) is charged at a flat 0.5% on the Concession Amount / Consideration Price, subject to a statutory maximum cap of ₹500.
The Concession Amount is the rent for the whole term plus the security deposit or advance. The two are added together, not chosen between:
- Rent for the term: the agreed monthly rent multiplied by 11 months. At ₹20,000 a month that is ₹2,20,000.
- Plus the deposit or advance: the refundable security deposit, together with any non-refundable premium. On that same flat a ₹1,00,000 deposit brings the Concession Amount to ₹3,20,000.
Half a percent of ₹3,20,000 is ₹1,600, so the cap does the real work: the amount payable is ₹500. In practice the cap is reached as soon as the Concession Amount passes ₹1,00,000, which most Bengaluru agreements do comfortably. The addition matters at the small end — a ₹8,000 room with a ₹20,000 deposit comes to ₹1,08,000 and only just reaches the cap, while the deposit alone would have produced ₹100.
Whatever the figures, the maximum payable stamp duty on a residential agreement of this kind remains ₹500.
The Standard 11-Month Rental Agreement
In Karnataka, residential rental agreements are executed for a default duration of 11 months. Under Section 17 of the Registration Act, 1908, leases for a period of one year (12 months) or longer must be registered at the Sub-Registrar Office, whereas agreements under 12 months do not mandate compulsory registration.
By executing an 11-month agreement on adequate e-stamp paper (0.5% duty up to ₹500), landlords and tenants establish a legally enforceable contract while keeping registration optional.
Buying the e-Stamp in Bengaluru and Karnataka
Physical non-judicial stamp paper has been replaced by e-stamping across Karnataka. Electronic stamp certificates are issued with a unique Certificate Number and QR code via the state's Kaveri Online Services or authorised e-stamp vendors and banks.
When purchasing the e-stamp, state the parties' names, property address, and consideration/concession amount. The e-stamp certificate forms the first page of the rental agreement deed.
Tenant Police Verification
Tenant police verification is standard practice across Bengaluru, Mysuru, and Mangaluru. While recommended and often required by resident welfare associations (RWAs), it is an administrative procedure separate from stamping and does not alter the stamp duty calculation.

Bengaluru
Bengaluru rental agreements follow Karnataka's 0.5% stamp duty rate calculated on the Concession Amount / Consideration Price (either Direct Security Deposit or 11 Months Agreed Rent), subject to the statutory maximum cap of ₹500. Deposits of 5 to 10 months are common in Indiranagar, Koramangala, HSR Layout, Whitefield, and Electronic City, but even for deposits of ₹2,00,000 or ₹10,00,000, the final stamp duty to be paid is capped at ₹500. Electronic stamp certificates are generated via Kaveri Online Services or licensed vendors. Sub-registrar offices across Bengaluru handle optional registration where terms exceed 11 months.
Mysuru
Rents and deposits are generally lower in Mysuru, and agreements follow the same statewide 0.5% rate on the Concession Amount subject to the ₹500 cap. E-stamp certificates are issued through Kaveri or local licensed counters, with 11-month terms standard.
Mangaluru
Coastal Karnataka follows the same 0.5% schedule, with 11-month agreements standard across residential apartments and independent houses, capped at ₹500.
Hubballi and Belagavi
North Karnataka properties follow the identical 0.5% stamp duty rate on Concession Amount up to ₹500. For properties outside municipal limits, rural registration rates apply if registration is chosen.
